Investment Funds

Long View Equity Partners III, Ltd. (“Fund III”) launched in 2014 as an income fund focused on the development and acquisition of healthcare-related property. Fund III is an open-ended fund and takes in capital quarterly. Fund III has a target size of $100 mil in assets under management and has to date acquired two properties.


Christus Santa Rosa Ambulatory Surgery Center
New Braunfels, Texas

The Christus ASC is an 18,455 SF facility, built in 2005 and is 100% occupied under a long-term net lease. The Christus Santa Rosa Health System was founded in 1869 by the Sisters of Charity of the Incarnate Word.

Long View Equity Partners II, Ltd. (“Fund II”) launched in 2011 as an income fund focused on development and acquisition of industrial and medical properties in major Texas markets. Fund II has 16 assets in five markets and 18 tenants. Fund II is closed to new investment.


St. David’s Lakeside Emergency Center
Bastrop, Texas

The St. David’s ED is a single-story vestibule atrium medical emergency center consisting of 28,500 SF on 4.3 acres of land built in 2006 and 100% occupied under a long-term net lease. The property is a full-service emergency center that operates seven days a week and 24 hours a day and serves as an extension of St. David’s South Austin Medical Center and features 10 multipurpose exam rooms (one of which is a trauma room); a CT scanner; a diagnostic radiology machine; ultrasound; and its own stat lab for on-site testing and results. St. David’s Healthcare is the fifth largest private employer in the Austin, Texas area with more than 7,900 employees and $3.1 billion in annual revenues.

Long View Equity Partners, Ltd. (“Fund I”) formed in 2010 as the successor to a family investment vehicle. Fund I had a significant value-add component and was diversified across the retail, industrial and medical office property sectors. At its peak, the fund had 11 assets in five markets and 30 tenants. Fund I has been selling assets opportunistically and is closed to new investment.


Saratoga Marketplace
Ft. Worth, Texas

Saratoga Marketplace is a 20,330 SF multi-tenant medical and retail center adjoining a Kroger anchored development in the Alliance area of North Ft. Worth. Fund I acquired the property at 79% occupancy in 2011 directly from the developer. The fund leased up and built out the remaining shell space, kept the property 100% leased and sold the asset in August of 2014.

Property Services

Long View Property Services (LVPS) is a fully integrated property management company with expertise in retail, medical, office and industrial properties. Our goal is to deliver the very highest level of service to the property owner and tenant. LVPS currently manages over 550,000 SF of office, industrial and medical properties located in Austin, Dallas, Ft. Worth and Houston.

Long View Equity provides comprehensive commercial real estate development services covering all phases of the real estate development process, including due diligence, acquisitions, financing, entitlements, construction and investment management. Parkway Surgical and Cardiovascular Hospital
Ft. Worth, Texas

In response to the need of one of our existing hospital system tenants, Long View Equity constructed a 30,000 SF inpatient surgical hospital consisting of four operating rooms and twelve private patient rooms and entered into a long-term net lease.
